Responsibilities:
Evaluate and Structure Non-QM Loans
• Specialize in structuring Non-QM loan products, including DSCR (Debt Service Coverage Ratio) loans, bank statement programs, and asset-based lending solutions tailored for real estate investors.
Analyze Complex Financial Scenarios • Review and interpret non-traditional income sources such as business tax returns, rent schedules, lease agreements, and large property portfolios to assess borrower eligibility and loan viability.
Consult Directly with Borrowers • Discuss loan terms, interest rates, and financial structures directly with clients to optimize loan performance and align solutions with their investment goals.
Build and Nurture Relationships • Develop strong partnerships with real estate investors, brokers, referral sources, and other industry stakeholders to drive business growth and repeat opportunities.
Educate Borrowers on Non-QM Products • Clearly explain the features, benefits, and qualification criteria of various Non-QM programs to borrowers, guiding them through the entire lending process.
Structure Custom Loan Solutions • Utilize your product knowledge to creatively structure loans using DSCR, bank statement, asset depletion, and foreign national programs based on the borrower's unique financial profile.
Stay Current on Market Trends • Keep up-to-date with evolving Non-QM guidelines, investor requirements, market shifts, and competitor offerings to maintain a competitive edge.
Manage Loan Pipeline Effectively • Oversee active files from initial application to closing. Coordinate with internal teams (processors, underwriters) and third-party partners to ensure documentation is timely, conditions are cleared, and closings stay on schedule.
Provide Exceptional Client Communication • Maintain proactive, transparent communication with all stakeholders throughout the loan process. Anticipate and resolve issues quickly to avoid delays and ensure a seamless borrower experience.
Qualifications:
Required Qualifications • Minimum 3 years of mortgage lending experience
• Strong understanding of investment property analysis and DSCR calculations
• Experience with self-employed borrower income analysis and bank statement programs
• Knowledge of secondary market guidelines and investor requirements
• Excellent financial analysis and problem-solving skills
• Strong communication and interpersonal abilities
• Driven and goal-oriented
• Someone who loves to win but loves it even more when the whole team wins together
• Must be a team player
Preferred Qualifications • Knowledge of construction lending and renovation programs
• Established network of real estate investors and industry professionals
• Experience with CRM systems and loan origination software
